How Rent a Room works

  1. 1
It has to be your home

The room, or a self-contained unit attached to your home, must be in the home you live in. You can own it or have a mortgage on it.

  2. 2
Stay under the limit, all in

Everything you charge counts: rent, bills, meals, laundry. Today's limit is €14,000; from 2027 it's €16,000. Go over and all of it is taxed.

  3. 3
    Not for short lets

Short-term guests, lets of 28 days or less and booking-site guests don't count. Nor does letting to your own child or your employer. Students for the academic year do.

  4. 4
Claim it on your tax return

Declare the rent and claim the relief on your return (myAccount for PAYE workers, Form 11 if you're self-assessed), even though there's no tax to pay.

Like one of these? On its page, Cara can ask the agent your question for you: viewings, what’s been bid, whether the room sizes suit a lodger.

What people ask

What is the Rent a Room limit for 2027?

€16,000 a year from 2027, up from €14,000 (Budget 2027).

How much can a lodger pay me tax-free?

Up to €1,333 a month under the €16,000 limit (€1,167 a month under today's €14,000). That counts everything you charge: rent, bills, meals, laundry. If the year's total goes over the limit, all of it is taxed, not just the part over.

Who can I rent the room to?

A lodger in your own home: the room has to be in the home you live in. Short-term guests (including through booking sites), lets of 28 days or less, your own child, and your employer don't count. Students for the academic year do.

Can I count lodger income for my mortgage?

Each lender sets its own rules on rent-a-room income, and the sums here don't assume any of it. Ask your lender or broker before you rely on it.

How is the repayment worked out?

The same way as on every house page: 90% of the likely sale price (or the asking where there's no estimate), over 30 years, at the Central Bank's average new mortgage rate (3.48%, July 2026).

How this is worked out

For every home for sale with 3 or more bedrooms that Cara has priced: the repayment its house page shows (90% of the likely sale price, or the asking, over 30 years at the Central Bank's average new rate, 3.48%), against €1,333 a month, the most that stays tax-free under the new €16,000 Rent a Room limit (Budget 2027). Dublin is grouped by postal district (by address), the rest by county. It is the most a lodger can pay tax-free, not the going rate for a room, and it assumes a spare bedroom. Indicative, not tax or mortgage advice.
