Stamp duty calculator, on the price you’ll really pay
Stamp duty is paid on what you pay for the home, not what it asks, and in much of Ireland homes sell over asking. Put in the asking price: Cara works out the duty on it, and on what homes in your county are likely to sell for.

What should Cara do for you?
Cara’s to-do list
- Email the agents about the houses you like, and chase them until they reply
Free while it’s in beta. We’ll email you when your spot opens. Nothing goes to an agent without your OK. Privacy
The rules it uses
- The rates on a home: 1% on the first €1,000,000, 2% on the part from €1,000,000 to €1,500,000, and 6% on the part above €1,500,000. First-time buyers pay the same.
- On the price you pay: duty is worked out on the final price, so a home that sells over asking costs more in duty than its ad suggests.
- New builds: the price includes VAT, and duty is on the price without it. Put in the price before VAT.
- When it’s paid: your solicitor pays it to Revenue when the sale closes, out of your own funds, not the mortgage. See stamp duty on a house and the full costs of buying.
