What will this house sell for?
In most of Dublin the asking price is where bidding starts, not where it ends. Paste a Daft link and Cara works out a likely sale price from how far over asking the homes around it actually sold.
How it works
- Cara reads the listing: asking price, size, type, BER and location.
- Its valuation model (gradient-boosted trees) is trained daily on every home sold on Daft since January 2025, each described by the home and by the sales nearest to it before it sold. It values every home for sale on Daft each morning.
- The range is the model’s 80% range: on recent sales it hadn’t seen, about 8 in 10 sold inside it. For a listing it hasn’t valued yet, Cara applies how far over asking the homes nearby sold.
- Condition, the street and the day’s bidders all matter, so use it as a guide for your bid, not a valuation for a mortgage.
